Below we outline the various specialized job descriptions within Talka International Realty. These specialties include the roles of Buyer’s Agents, Transaction Manager, Short Sale Managers, Client Services Manager, Listing Agents, Listing Coordinators, and Field Agents. 

Buyer’s Agents

The Buyer’s Agents specialize in assisting homeowners in discovering their dream home, vacation home, rental property, or vacant lot to build upon. TALKA requires each of its Buyer’s Agents to hold or be in the process of earning the National Association of REALTORS® Accredited Buyer’s Representative (ABR) designation. This commitment to education ensures that each of our associates is dedicated to providing professional and comprehensive service at the highest level possible.

Talka International Realty has implemented a company policy that allows single representation only, meaning that our Associates cannot represent both the buyer and the seller. This policy ensures each client individualized attention with a skilled professional who has specialized knowledge in a particular aspect of the real estate transaction. Our Buyer’s Agents are experts in showing homes, writing purchase contracts, and advising buyers along the negotiation process.

Building a relationship of mutual trust and understanding that can last a lifetime is a core premise for our Buyer’s Agents. Close communication with their clients is an essential aspect of this relationship. They get to know their clients and spend countless hours searching for the perfect home in the perfect location.

The role of the Buyer’s Agent takes on many aspects of the real estate transaction including each of the following:

- Researching properties, sellers, and market conditions to ensure the buyer purchases at the best price possible.
- Previewing properties to make sure they meet the buyer’s specifications.
- Providing a thorough, honest analysis of each property with good and bad points included.
- Providing the buyer with the guidance and professional advice needed to locate the perfect property.
- Corresponding with the buyer’s mortgage broker to ensure buyer’s qualification for a loan.
- Obtaining the Loan Status Report (LSR) prior to viewing any of the properties.
- Negotiating with the seller’s agent to bring about the best transaction and price for the buyer.
- Assisting in the preparation of an offer to purchase a property that provides favorable terms for the buyer.
- Professionally presenting the offer to purchase to the seller.

Once a purchase contract has been arranged, the Transaction Manager is introduced to the buyers in order to coordinate the next level of service.

Transaction Manager

The Transaction Manager is assigned to deal with the paperwork associated with the real estate transaction once the purchase contract has been signed by both the buyer and the seller. The Transaction Manager is an integral member of the TALKA team who arranges many of the fine details. She is a highly qualified individual with a high standard of customer service.

The role of the transaction manager involves many aspects including the following:

- Staying in close communication with the listing agent to ensure the transaction goes through smoothly.
- Making phone calls to arrange for necessary services.
- Checking on the mortgage application and approval.
- Coordinating appraisals and inspections in a timely fashion.
- Coordinating necessary repairs prior to closing.
- Making necessary arrangements for any contingencies included by the seller up until closing.
- Completing essential paperwork.
- Arranging secondary walkthroughs.
- Answering questions for all related parties.
- Staying on top of things to eliminate any unexpected surprises. 

Short Sale Manager

Our Short Sale Manager specializes in the preparation of short sale packages. Our short sale listings have an excellent chance of closing since our Short Sale Manager deals solely with the responsibility of maintaining close communication with short sale lenders. This licensed individual is fully qualified to negotiate short sale transactions with the lien holders. The Short Sale Manager works in conjunction with the Transaction Manager to ensure that the short sale process runs smoothly and effectively with as little difficulty as possible.

Listing Agents

Our Listing Agents specialize in the task of listing residential real estate for sale. This includes homes, townhouses, condominiums, and vacant lots or acreage. Listing agents possess a wealth of knowledge along with extensive experience related to each of the tasks they must perform. Our listing agents also possess an immense knowledge of the communities they represent.

The role of the listing agent takes on many aspects of the real estate transaction and includes the following tasks:

- Preparing computer market analysis depicting comparable home values for clients in order to ensure they receive a fair price for the home.
- Negotiating contracts.
- Maintaining close communication with clients up until the closing.
- Prospecting for new listings. 

Listing Coordinators

Listing Coordinators are essential members of the team, especially for the Listing Agent. They complete several hours’ worth of tasks as soon as a property is listed in order to prepare for the marketing process. The listing coordinator’s role includes:
- Processing the listing contract.
- Listing the property with the Multiple Listing Service.
- Marketing the property via several venues including websites, magazines, or newspapers.
- Coordinating showings.
- Arranging for open houses.
- Maintaining close communication with both the listing agent and seller regarding showings, open houses, and other feedback.

Client Services Manager

Talka’s Client Services Manager specialize in maintaining close communication with all clients, REALTORS®, and potential customers while responding to their inquiries in a timely, professional manner. Licensed and trained as a customer care representative, our Client Services Manager provides the utmost courtesy at all times. She is generally the first point of contact, greeting clients as they enter the office or as she answers phone calls and emails. Our Client Services Manager handles each inquiry professionally, courteously, and efficiently. Her primary role is to ensure that our clients’ needs are handled in a consistent and expert manner.

The role of the Client Services Manager involves many important tasks including each of the following:
- Fielding incoming phone calls with professional courtesy.
- Responding to emails promptly and professionally.
- Acting as a liaison between clients and agents when necessary.
- Researching answers in a timely fashion for each inquiry a client provides.
- Presenting these answers in a professional manner.
- Researching the information a client needs when moving to, from, or within the valley.
- Matching clients with a buyer’s agent or listing agent based on the clients needs.

Field Agents

Field Agents are important members of any real estate brokerage. They perform the tasks of placing signs and flyer tubes at the property location. Additionally, they deliver flyers to surrounding properties to market the home being sold. They also complete property inspections on an occasional basis to ensure a good first impression.

DUAL AGENCY/REPRESENTATION

While the practice of dual representation is legal in Arizona, Talka International Realty believes that it poses a clear conflict of interest. Our professional code of ethics and our commitment to superlative customer service are more important to us than receiving double commissions, leading us to forego this practice.   

What Does Dual Representation Mean?

Dual Representation occurs when the law allows REALTORS® to represent both parties to a real estate transaction. Although the REALTORS® have a legal obligation to both the sellers and the buyers when dual representation is practiced, their contractual obligations make it difficult to be fair to both clients at the same time. With dual representation, the real estate agent receives commission from both sides of the transaction.

What Does Dual Representation Mean for Clients?

While dual representation is designed to limit REALTORS® to a neutral role, this is not always the case, because is difficult to remain neutral when representing both the seller and the buyer in a real estate transaction. The overlapping of real estate roles creates problematic situations for the consumer.

Under dual representation, the REALTORS® cannot disclose certain facts because they might create a negotiating advantage for one client over another. For example, if the REALTOR® knows that the seller is agreeable to a lower price, he cannot say so because this information gives the buyer an unfair advantage over the seller. Likewise, if the REALTOR® knows that the buyer is willing to pay more than the asking price, he cannot divulge this information because then the seller would have an unfair advantage over the buyer.

Reasons Talka International Realty Does Not Participate in Dual Representation

Talka International Realty believes in providing the best customer service for our clients, as outlined in our superlative service commitment. We believe that dual representation limits our ability to put our clients’ best interest first and foremost.

We choose to represent only one side of the real estate transaction so that we can provide 100% of our attention to our client throughout the experience.

Our REALTORS® take their roles seriously and do not believe in compromising the best interests of their clients. They are unwilling to waiver from their primary goal of providing exceptional client representation without conflict of interest.

In brief, Talka International Realty does not want to compromise the service they provide their clients, so they do not practice dual representation.

What If the Client Wishes to See One of Our Listed Properties?

Talka’s commitment to single client representation does not limit an individual’s ability to view listed properties or to sell their own property. If a client wishes to see a Talka International Realty listing, we are prepared to show it with the same enthusiasm of any other listing. If our client wishes to move forward with the transaction, we have arranged a system that provides individualized client representation without conflict of interest.

Talka International Realty has partnered with a local real estate firm with a commitment to a high standard of service that does not practice dual representation. This firm takes over the proceedings to ensure proper representation for the buyer regarding the real estate purchase. Our clients always come first.
